GET PRE-QUALIFIED, THEN PRE-APPROVED

The home buying process starts with you having a solid understanding of your financial situation and securing a mortgage pre-approval. It’s a lot easier and faster than you think to get pre-qualified. You’ll need to get a couple things together, like information about your job and income.

DETERMINE what 'dream home' means to you

Is it a spacious suburban house with a big yard? Or a sleek downtown condo just steps away from the city’s cultural attractions? Maybe it’s a country house where your family will have room to roam. Once you know what your homebuying goals are, you can plan how to get there.

remember expenses besides down payment

You’ll need to put down at least 5% of the price of the home you want to buy, but also be prepared for Closing costs, moving costs, settling-in costs. Expect to spend anywhere from $3000 to $10,000 on these.

use an experienced realtor that you like

Think about the fact you’re about to make (probably) the largest purchase of all time. You need an experienced professional who gets results and has a great personality. We are happy to make an introduction, and you can of course find your own agent as well.

make your offer subject to getting financing

Make sure your offer includes a condition of financing, with a minimum of 7 days to arrange your mortgage. This gives us enough time to finalize everything, and this is our “out” clause from the purchase contract.

don't skip out on a home inspection

It’s easy to get caught up in the high stakes shopping spree but a home inspection is worth every penny. It will be the best $500 you ever spent/wasted. If the inspection finds nothing major, cool. There goes $500. But if it finds something HUGE- it could save you THOU$AND$!

you will need a lawyer

Once the mortgage has been arranged, and you have met all the conditions on your offer to purchase, the paperwork gets sent to your lawyer’s office where you finalize everything.

Today you become a home owner! Your lawyer will take care of the money transfers and your realtor will meet you at your new home with a set of keys! Congratulations!
